Pending Sales: 10,904, down 5.8%.
Closed Sales: 10,312, down 5.9%.
Median Sales Price: $200,000, up 8.1%.
Average Sales Price: $250,905, up 8.4%.
Days on Market: 32, just a day longer than last year.
Percent of List Price Received: 98.9%, down slightly.
💡 What It Means: Fewer homes are going under contract and closing, which tells us some buyers are pulling back—whether due to affordability concerns or limited selection in certain neighborhoods.
